Bond cleaning checklist
A typical exit clean checklist and end of lease cleaning list. Always compare it with your own lease and entry condition report.
Room-by-room checklist
- Kitchen: oven, stovetop, rangehood, cupboards inside & out
- Bathrooms: tiles, grout, shower screens, toilets, mirrors descaled
- All rooms: walls spot-cleaned, skirting boards, light switches, doors
- Windows: tracks, sills and glass (interior)
- Floors: vacuumed and mopped, carpets steam-cleaned on request
- Blinds, fans, light fittings and air-con vents dusted
Start with your entry condition report
This is a briefing list, not a rule that every surface must look new. Queensland’s standard is the condition at the start of the tenancy, allowing for fair wear and tear. Note pre-existing stains, worn paint and damage before deciding what needs cleaning.
Kitchen and laundry
- Empty drawers and cupboards; wipe shelves, handles and doors.
- Check oven shelves and trays, stovetop, splashback and rangehood filters.
- Clean the sink, taps, benchtops and laundry tub; check accessible appliance spaces after removal.
- For furnished rentals, check the appliance interiors and inventory agreed at entry.
Bathrooms and toilets
- Clean shower glass, screens, bath, basin and toilet, including accessible edges and bases.
- Wipe mirrors, cupboards and fittings; remove surface soap residue and scale using suitable products.
- Flag persistent mould, failed grout or leaking fittings. Cleaning does not repair a building defect.
Bedrooms and living spaces
- Empty wardrobes and wipe shelves, doors, skirting and switches.
- Dust fans and accessible fittings safely; check blinds and window tracks.
- Use suitable methods on paint and timber. Ask before full wall washing or work at height.
- Vacuum and mop appropriate flooring; confirm any separate carpet treatment.
Balconies, garages and outside areas
Remove belongings and rubbish, sweep accessible floors and check the entry record for gardens or lawns. Confirm balconies, garage floors, outside windows and garden work separately; they are not automatically included in an indoor quote.
Separate services to agree in advance
Carpet cleaning, pest treatment, appliance disassembly and specialist air-conditioning work need their own scope. Ask who is responsible for each task and how the visits will be coordinated.
Before returning the keys
Inspect the empty home, take dated photos and complete the exit condition report. Keep the cleaner’s invoice and any treatment paperwork. Record concerns against the entry report rather than expecting a checklist to decide a bond dispute.
